Q). Can We Hold A Lot?
A).
At Heritage Signature Homes the lot and home are sold as one. When you see a base price for a certain floorplan a STD lot is included in the price. We are unable to "hold" lots for buyers and require that there be an accepted contract on a home before the homesite is held until construction begins. Call 815-547-5678 for more information.
Q). Can I/We Bring Our Own Floor Plan?

Heritage Signature Homes has an extensive library of floor plans to choose from. Two story, ranch, and trilevel plans have been popular plans for us over the years and we have many styles and elevations to choose from. We can work with your plan or come up with modifications to one of our standards. If you have a plan you would like us to build, call us at 815-547-5678 and we will gladly go over your homebuilding needs.
Q). Will you build offsite?
A).
We have built homes for homebuyers on their own lot but we do require that you "own" the lot in full before we can start the process. There are several considerations/limitations that apply. Q). Do I need to use a realtor?
A).
All of our homes are sold through realtors. If you do not have a realtor that you are working with we will gladly put you in touch with one of our helpful agents. Q). Do I have to sell my house first? Will you take contingency?
A).
We do require that your home be "sold" before we can accept a contract. If you are interrested in one of our many spec homes we can accept a "subject to close " contingency. This means the contract on your home has no contingencies and you are simply waiting to close on the contracted date. You can also inquire with one of our preferred lenders about a bridge loan that will secure a new home for you while you wait to sell your existing property.
